Labour & Schedule

  • Labour: £3,600 (excludes plastering and electrical sign-off).

  • Estimated Timeline: Approximately 12 working days.

    • Note: This is an estimate based on no unforeseen structural issues. I typically work 8:30am – 4:30pm, though childcare commitments may occasionally require slightly shorter days.

  • Working Environment: We aim to be as clean and tidy as possible, but please be aware that some dust settlement in other areas of the house is inevitable during a renovation of this scale.

Materials

Labour charges do not include materials. All materials I source will be invoiced separately at cost (the same price you would pay if buying them yourself) and will be fully itemised.

Scope of Works

1. Preparation & Demolition

  • Full protection of flooring and walkways using dust sheets or plastic covering.

  • Complete strip-out of the existing bathroom.

    • Note: This stage is labour-intensive, loud, and dusty. You will likely need a small skip; alternatively, I can bag the rubble for you to dispose of.

2. Pipework & Walls

  • Plumbing: All existing pipework will be checked and reconfigured or replaced as required.

  • Structure: I typically strip walls back to the brick, prime, and re-board with moisture-resistant plasterboard for a level finish.

  • Waterproofing: Shower areas will be prepped with primer, tanking solution, and waterproof tape.

3. Tiling & Flooring

  • Tiling: I generally recommend larger tiles (e.g., 600x300) to keep grout lines to a minimum. However, the walls will be fully waterproofed, so we can certainly install any tile size you prefer

  • Floor Prep: Once tiles are removed, I will inspect the structural integrity. If required, we will overboard with concrete board and use a levelling compound.

  • Underfloor Heating: If a heating mat is required, this will be installed prior to screeding. This works well with tiles and certain types of vinyl flooring.

  • Vinyl/Laminate: If choosing these finishes, thin plywood will be fitted over existing floorboards.

4. Electrical & Extra Trades

  • Electrical: Includes wiring for an inline extractor fan (attic-mounted), downlighters, and a mirrored cabinet. I will handle the majority of the installation (cabling/coring), but a qualified electrician must check and sign off the work.

    • Electrician Cost: £100 (payable directly to the electrician, cash preferred). Includes a Minor Works Certificate.

  • Plastering: I can coordinate a plasterer for any necessary skimming.

    • Estimated Plasterer Cost: £280 plus materials (payable directly to the plasterer).

Measurements (For Reference)

Please double-check these before purchasing your tiles:

  • Left/Right Walls: 2.3m x 1.6m (3.68m² each)

  • Window Wall: 2.03m x 1.6m (3.248m²)

  • Door Wall: 1.73m² (after door deduction)

  • Floor Area: 1.28m x 1.6m (2.05m²)

Items for You to Consider

  • Tile Quantities: I recommend ordering 10-15% extra for cuts and wastage.

  • Design Details: Think about grout colour, tile trim (must match tile thickness), and whether you want a full-height tile or just wet areas.

  • Fixtures: You will need to source the bath, basin, shower screen, taps, toilet, towel warmer, and mirror. Let me know if you want to consider a heat mat and I can provide options. 

  • Waste: Please let me know if you would like me to help arrange a skip.

  • Communication: I usually communicate via WhatsApp and create a group so ideas can be freely exchanged and discussed.

 

Guarantee: All work is guaranteed for one year from the date of completion.
